STATEMENT OF CAUTION
Wuelf & the Fallow is in a natural Australian bushland environment inhabited by native animals and farm animals. Guests are responsible for their own personal safety and that of their property and should have the necessary level of wilderness skills.
Guests must be careful and take responsibility for their own actions or lack of action near native animals, cattle and farm animals and when using the fire pits. Wuelf & the Fallow cannot be responsible for the actions of farm animals or wildlife.
Camp fires are allowed between 1 April and 30 September but only in the designated fire pit. One bucket of firewood will be provided complimentary upon arrival. Any extra firewood can be purchased for $25 per bucket by sending a text message or email before 3pm on any given day. Fires should be no higher than knee height and attended at all times. Guests should be aware that they are surrounded by trees and natural bushland. Guests must extinguish all flames completely before leaving a fire using water from the outside tap with the bucket or hose. Guests are responsible for checking fire regulations, weather conditions and current fire bans and abiding by them.
The Alpine environment can be harsh and unpredictable including road conditions. Wuelf & the Fallow will not be liable for personal injury or damage to personal property, including vehicles, for any reason or as a result of weather, roads, trees or rural conditions, nor will refunds be issued due to poor weather.
By making a booking with Wuelf & the Fallow, guests and/or people who make bookings accept responsibility for their personal safety, property and belongings and confirm that they have the necessary skills for any activities they undertake and for staying in a wilderness environment. Refunds will not be offered due to inclement weather conditions.
BASIC RULES:
Please use the facilities respectfully in regard to the property, tiny house and environment. Undue damages may incur additional fees.
Cars must only be driven on the gravel road, driveway and parking by the tiny home. Failure to do so, causing damage to soils or property will result in additional charges.
Adventure/sporting gear such as snowboards, skis and bikes are to be stored in the shed beside the tiny. There is also a work bench provided for your convenience.
No smoking or vaping inside the tiny home or shed (“dwelling”) at any time. If you choose to smoke, you are required to do so responsibly at a minimum of a 10 metre distance from the dwelling. Litter of any kind is not permitted on the property or in the dwelling at any time.
No pets.
CHILDREN: Parents or guardians must supervise small children at all times. Children should not be left unattended. As this is a loft style tiny home, it has stairs leading up to the bedrooms. There are no baby gates or rails on the inside of the stairs as per photos. The deck is less than 1 metre high and as per regulations does not require railings. There is also a dam in close proximity to the tiny home along with additional dams on the property. By making a booking with Wuelf & the Fallow, guests and/or people who make bookings accept responsibility for their children’s personal safety and conduct during their stay. Wuelf & Fallow shall not be held liable for any accidents, injuries or damages that occur to children or minors during their stay.
Guests should respect the peaceful environment and not make excessive noise. No loud music after 10pm. No parties.
You agree that you will read and adhere to all communication or information provided to you. This is not limited to access and use of the property, appropriate use of amenities and facilities. Wuelf & the Fallow reserves the right to cancel a booking at any time, including eviction from the property for failure to comply with the Terms & Conditions.
You agree to let us know if there is anything not working properly or is broken so that we can fix it ASAP so that you may fully enjoy your stay.
BOOKINGS:
Wuelf & the Fallow welcomes up to 4 guests at a time. Only booked guests may stay at Wuelf & the Fallow. Extra guests will be charged at the same rate as those for whom the booking was made. Full payment is required at time of booking to confirm and secure your accommodation. Prices of accommodation are listed in Australian dollars, exclusive of GST, and are subject to change.
Wuelf & the Fallow does not charge a security bond with bookings. However, if loss or damage is incurred during a stay, Wuelf & the Fallow reserves the right to charge the credit card under which the booking was made to recover the cost of such damage or loss including but not limited to breakage, accidental damage, malicious damage, theft or loss of items.
Wuelf & the Fallow also reserves the right to charge additional cleaning fees if cabins are left dirty beyond normal day-to-day usage. Removal of any excess rubbish will incur extra costs charged to the credit card under which the booking was made. Please ensure the dishes are washed and the tiny is left in a tidy manner.
GUEST RESPONSIBILITY
Guests are responsible for their own personal safety and the safety of their children as well as their property and should have the necessary level of wilderness skills for the natural environment surrounding Wuelf & the Fallow. Guests must be extra careful near native animals and farm animals and with camp fires.

Guests must fully extinguish a fire with water using the outside tap and bucket or hose. Guests must be aware of the dangers of being surrounded by natural vegetation and trees. Guests are responsible for checking fire regulations, weather conditions and current fire bans and abiding by them. One bucket of firewood will be provided complimentary upon arrival. Any extra firewood can be purchased for $25 per bucket by sending a text message or email before 3pm on any given day.
Wuelf & the Fallow will not be liable for personal injury or damage to personal property, including vehicles for any reason.
Cars should be driven only on the gravel road and parked only in the parking area at the tiny home. Failure to adhere to driving and parking directions severely risks the condition of the land, biosecurity as well as the safety of you and your vehicle. Retrieval and damage fees may be incurred if required for failure to remain on designated areas.
WILDLIFE, FARM ANIMALS, TREES, ROADS AND WEATHER
The land of Wuelf & the Fallow is in a natural bushland and farming environment inhabited by a multitude of animals including but not limited to dog, chickens, kangaroos, deer, wombats, echidnas, ducks, foxes, snakes, spiders, birds, rodents, insects and other wildlife. A snake bite kit is in the tiny home. Guests must take care and act responsibly to avoid harm by wildlife and farm animals by not interacting with animals, by putting food out of reach, keeping the area clean and tidy and keeping safe all personal items.
Wuelf & the Fallow will not accept responsibility or be liable for any personal injury, damage or loss of any nature to personal property, including vehicles, or any loss or damage caused by farm animals, wildlife, trees, weather, rural conditions, roads or for any other reason.
Guests must be careful near animals. Drive slowly at night when wildlife is active. Drive cautiously when snow is on the ground because roads will be slippery.
Guests are responsible for their own safety and that of their belongings and should have the necessary level of wilderness skills suitable for the environment.
Wuelf & the Fallow will not be responsible for the impacts of weather, rural conditions, roads or trees, nor will refunds be issued due to poor weather or for any reason related to rural conditions or trees.
By making a booking with Wuelf & the Fallow, guests and/or people who make bookings accept responsibility for their safety and that of their property and belongings and confirm that they have the necessary skills for the environment.
OFF GRID
Wuelf & the Fallow is a fully off grid tiny home. This means that the tiny home is powered by its own solar and battery set up with a back up generator as well as a rain water tank and is not connected to any mains. Please use resources including power and water responsibly as they are precious and limited. Every effort has been made to ensure provision of these services. The nature of being off grid means that inappropriate usage may cause the very rare occurrence when water or power may be low throughout your stay. Should you incur such an unlikely event please contact us as soon as possible so we can support you through this occurrence and rectify the situation.
There is generally decent Telstra mobile reception at the tiny home however, it can be intermittent depending on your provider. Should this occur and you require reception urgently, we have Starlink available at our house pad.
CLEANING
The tiny home Is cleaned prior to each guest’s arrival to the property. If there are any reasonable cleanliness issues when you arrive, you agree to notify Wuelf & the Fallow as soon as possible so that the appropriate action can be taken.
DEPARTURE
Guests should leave the tiny home clean and tidy including washing and drying any dishes that have been used. You are required to clean any cooking utensils used and remove any unreasonable mess created by you in or around the tiny home. Failure to do so will result in an additional cleaning fee charged on an hourly basis. Please lock the door and close any windows on departure and return the key to the key safe.
LIABILITY
By booking, you agree that Wuelf & the Fallow will not be held responsible for any personal injury caused by direct or indirect use of the tiny home or land and surrounds. This includes damages, insurance, loss due to misadventure, fire, theft, injury (whether occurring inside the tiny home or on the surrounding property) and misconduct.
The guest provides their guarantee that they will indemnify and hold Wuelf & the Fallow and the landowner harmless from all claims, actions, damages, costs and expenses including legal fees arising from or in connection with any person accompanying the guest including any child or infant during their stay.
In the event of failure to comply with the aforementioned Terms and Conditions, Wuelf & the Fallow reserves the right to ask the guest to leave the accommodation and property and the guest in question cannot request any form of compensation.
All guests are required to behave responsibly and correctly on behalf of themselves and accompanying parties. They acknowledge that they and their guests will absolve Wuelf & the Fallow and affiliates from any liability associated with damages or injuries. If this person, or any of the accompanying party behaves in an unsuitable and incorrect manner, Wuelf & the Fallow reserves the right to ask the person and their accompanying party to leave the tiny home. Furthermore, they will have no right to future claims or any form of compensation. A confirmed booking with Wuelf & the Fallow means that you automatically accept our Terms and Conditions, which you are expected to comply with.
